Chian advises clients on both domestic and cross-border transactions and is informed by her extensive experience in industry-specific transactions.

Chian Wu represents public and private companies, financial institutions, and private equity funds in all aspects of commercial lending and real estate, venture debt, and capital market financings. She advises lenders and borrowers with respect to domestic and cross-border syndicated credit facilities lending in Canada, the United Kingdom, Europe, and Japan. Chian counsels clients on asset-based lending transactions, software-as-a-service lending, acquisition financing, secured and unsecured credit facilities, term loan As, term loan Bs, letters of credit transactions, and credit tenant loans. She also advises on real estate loans for the acquisition, development, construction, and permanent financing of various types of properties.

The chair of the firm's Financial Transactions practice, Chian also offers clients insights gained from her experience in banking and financial transactions involving media and communications, maritime lending, manufacturing, pharmaceutical, construction, agriculture, technology, intellectual property, and hospitality companies.

New Markets Tax Credit Financing (NMTC)
  • Represented leverage lenders in multiple NMTC transactions to finance construction of an energy efficient commercial building in Seattle, Washington, and rehabilitation of a historic building in Spokane, Washington.
Fishing Vessel Financing and Purchase Transactions
  • Represented fishing company in a $75 million syndicated senior secured credit facility, consisting of a $13 million revolving loan and $62 million term loan, secured by substantially all of the company’s assets, including marine mortgages on fishing vessels and their associated fishing rights.
  • Represented agent bank in a $250 million syndicated senior secured credit facility to a marine construction and dredging company.
  • Represented agent bank in a $400 million syndicated senior secured credit facility to a seafood processor secured by marine mortgages on fishing vessels, associated fishing rights, and real property.

  • Represented construction lender in a $20 million construction loan to build a multifamily apartment complex consisting of 182 apartment units, clubhouse, garages, carports, and outside parking in Spokane, Washington.
  • Represented agent bank in a $95 million construction loan to construct a multiunit condominium complex in Seattle, Washington.
  • Represented construction lender in a $41.6 million construction loan to build 19 three-story apartment buildings in a garden-style walkup apartment complex in Broomfield, Colorado.
  • Represented construction lender in a $40 million construction loan to build a mixed-use retail, office, and multifamily townhome space in Bellevue, Washington.
  • Represented construction lender in a $31.7 million construction loan to renovate a 48-room boutique hotel in Miami Beach, Florida.

  • Represented construction lender in a $19.250 million construction loan to finance renovation of senior apartments in Washington serving low and moderate income seniors earning 60% of the area median income or less.
