Arch with sun shining through

Leasing

Success in commercial leases demands skillful navigation through every phase of the process.

Perkins Coie’s Leasing team handles industrial, office, and retail leases, as well as ground leases, build-to-suit leases, and sale-leaseback transactions, on behalf of tenants, landlords, developers, owners, and lenders.

In addition, we represent several institutional owners with high-volume transactional needs.

Mindful of the competitive pressures our clients face and sensitive to the long-term relationships that leases create, we focus on timely, efficient, and results-oriented counsel. We work closely with clients’ real estate and operations teams to maximize the performance of client portfolios.

We frequently represent

  • Owners.
  • Developers.
  • Landlords.
  • Tenants.

Leasing Clients, Properties, and Projects

Our team pursues creative approaches and practices in service of the deal and clients' goals. Our efforts have included the following:

  • Developing and updating clients’ lease forms and procedures.
  • Helping create form letters of intent specific to major client issues for up-front, efficient lease negotiations.
  • Introducing due diligence, document management, and tracking practices.
  • Helping clients manage large real estate portfolios across the United States and internationally (with local counsel help as needed) to provide consistent and efficient strategies.
  • Acting as the intermediary to guide local counsel on client issues and advise the client on differences between jurisdictions and transactions.
  • Responding immediately to day-to-day advice on real estate matters.
  • Tracking issues and the flow of responses for negotiations in charts so that the client can review and remember what has been conceded, what is closed, or where issues were left open.
